Home inspectors that work for the real estate agent is a total disservice to everyone involved in the sale, especially the buyer. This is true for both Residential & Commercial properties. Home Inspections:

Home Inspections are to inform you of the overall condition of the property, and the inspection process should not be taken lightly. You want to know if you can afford the property with all the repairs that may be needed. Anything can be repaired, but you need to know the total overall condition of the property in order to make an educated decision based upon a quality inspection performed by an ethical inspector. Many buyers will pay top-dollar for a move-in-ready home. This is why most buyers require an inspection contingency in their contract so they can negotiate repairs to avoid any major expenses following the sale.

Inspections:

Inspections are to inform you of possible dangers within the home and should be reporting on structural issues, safety issues, health issues, roof issues, electrical problems, foundation problems & general maintenance that are needed. This furnace exhaust has been disconnected for some time and the owners knew nothing about it, & just had the furnace replaced. Carbon dioxide poisoning can be fatal if inspections are not done correctly.

Carbon dioxide is colorless & at low concentrations the gas is odorless; however, at sufficiently high concentrations, it has a sharp, acidic odor. It will make some people feel drowsy and give the lungs a stuffy feeling, it may also cause suffocation, even in the presence of sufficient oxygen, manifesting as dizziness, headache, visual and hearing dysfunction, and unconsciousness within a few minutes to an hour.

Poor ventilation, leaky exhaust pipes are just some of the main causes of excessive CO2 concentrations in closed spaces. Nausea, vomiting, dizziness, headache, rapid breathing and heart rate, and flushing can occur with carbon dioxide poisoning. Severe cases of carbon dioxide toxicity progress to confusion, convulsions, and loss of consciousness, and even death.
