There are hundreds of items in a home to be inspected by your inspector during a home inspection.
There are things you can do to help the inspection and your inspector.



1.) We recommend that you be there for the inspection to see first hand what your inspector is looking at to help you when reading the report.

2.) If you bring your kids, keep them away from and off the inspector’s ladder and away from his tools. Many tools we use to inspect with are very expensive!

3.) Distracting your inspector too much can cause items to be overlooked or not reported on. You don’t want that!

4.) You may ask questions during the inspection but keep them to a minimum until the end of the inspection process.

5.) Keep a safe distance when your inspector is looking into the electrical panel. Many panels have safety issues that could cause harm to the inspector or you.

6.) If the home is occupied try to keep your kids close by so the owner’s things don’t get broken or disturbed. This will cause problems with the owner.

7.) Always read the report in it’s entirety, don’t just skim through the report as you may overlook important items.

8.) Leave your pets at home and your kids if at all possible.

9.) Take your shoes off before entering the home, tracking mud throughout the home will cause the owner’s to get very upset.

10) Be prepared for the time it takes for the inspection, this could take up to 2.5 hours or more depending on the size of the home and the problems being found.

Get the most out of your inspection by being there but remember you don’t want to distract your inspector during the home inspection. Many times we ask that you show up towards the end of the inspection so the inspector may concentrate on your needs and the home being inspected.  The report is a very important part of the home buying process and should be read. Follow all of the inspector’s recommendations that are listed in the report.  We do not release the report to anyone but you unless you sign a release form to do so, due to confidentiality reasons.

A home is what it is, the question is, can you afford the asking price of the home and all of the repairs that the home may need. Do not let anyone over sell you a home out of your budget or your needs. Also, don’t buy a home that is too small for your families needs either. You want a safe home that is the right size for your needs and that won’t nickel and dime you into bankruptcy and lose the home.
