Investors and Commercial Properties:
Investors need to know what they are buying so they can keep people safe at their place of business. We provide a safety report in all of our inspections. When looking for a commercial property inspection you need to keep in mind “Quality”. Your worker’s and customer’s safety should be top on the list to keep liability to a minimum. Providing a safe place to conduct business is very important in order to stay in business.

Structural items, electrical, mechanical, plumbing and grounds are all inspected and put into a quality report with pictures describing the overall condition of the property, so you know what you are buying. The report will provide you with the knowledge you need to know in order to buying the right property for your needs.  Don’t have these items overlooked with a cheap poor quality inspection. Our commercial inspections will provide you with a peace of mind as well as items that need attention.

Operating a business out of a storefront requires the use to be either permitted or allowed as a conditional use subject to the zoning district in which the storefront is located. Parking requirements are another critical factor of operating your business from a store front. We recommend that you review the information provided by the City Planning Department web page.

We caution you that the license and use regulations of Rapid City apply only to property within the City limits of Rapid City. Should the property you are considering for your new business be located outside of the city limits you would need to visit with the County or City entity in which the business will be located to determine their specific licensing and use requirements.

Another connection you will need to make is with the South Dakota Department of Revenue (1-605-773-5131 or 1-800-829-9188) as all businesses must at a minimum have a South Dakota Sales Tax License. The Department of Revenue will also be able to guide you to any other licenses that may be required for the type of business you will be operating and in the area or areas that you will be located in, in the state of South Dakota.

We encourage you to visit with Rapid City Planning Department, regarding all the aspects of your business and its location, especially before you facilitate the purchase of a property, to make certain the property can be utilized for the proposed business. This is a must! Don’t get stuck with a property that cannot be used for your intended purpose.
