When it comes time for an Inspection for your new home, it is not a good time to be price shopping. Your home is one of the biggest investments that you will make in your life time. Don’t make the biggest mistake by having the cheapest home inspector that you can find. You want to know everything you can about that home that you and your family are going to move into. Don’t burden yourself and your family down by buying the wrong home because of overlooked important items about the home. Make the right choice for you and your family.

Some things, it is a good idea to go price shopping for. The home you are buying, that new car or even your groceries. As everyone knows, you get what you pay for. Don’t leave your home to chance to poor quality or a cheap price! You and your family’s safety depends on it. Overlooked items can cost you thousands more than that $50.00 or $75.00 that you saved looking for that cheap inspection. By that time it will be too late to turn back. If you think your realtor is saving you money by finding the cheapest inspector, think again! This is just what they want you to do. This is another trap to keep your eyes open for!
Realtor suggested inspectors or circled inspectors on their short list of inspectors, is also a BAD IDEA!
1). Use an independent inspector and do your homework.
2). Keep an eye out for pushy or high pressure sales of a home.
3). Beware of being oversold on a home.
4). Beware of being shown homes you are not interested in.
5). Get your insurance and mortgage from people outside of your realtors office.

Many tricks and traps are set in place in the real estate world. Beware of them and save yourself a lot of heartache and time!

THINGS TO ASK WHEN LOOKING FOR AN INSPECTION:

1). Price, to get an idea but don’t choose the cheapest!
2). Do you walk the roof to inspect and take pictures?
3). Do you go into the crawlspace area of the home and report on with pictures?
4). Do you have a website to go look at? (Compare the websites of the inspectors you are looking at.) Information, Information!
5). Do you go into the attic and take pictures for the report?
6). Do you offer Radon Inspections and Testing? (The Black Hills has high levels of Radon) Have your home tested!
7). What kind of certifications do you have? (Look for the most Certified Inspector in the area.)
8). How many pictures are in your reports?

 

These are just some of the most important things to ask the inspector that you are interviewing.
